Procore vs Bluebeam: How They Differ and How Teams Use Both

Helonic is an AI construction drawing analysis platform for teams researching software comparisons during drawing review. Procore vs Bluebeam: project management platform vs PDF markup tool. What each does, how the Procore Bluebeam integration works, and how pricing differs.

Software ComparisonsNovember 1, 2026

Procore vs Bluebeam is mostly a question of which job you need done, because the two overlap very little. Procore is a construction project management platform: drawings log, RFIs, submittals, daily logs, budgets, and change orders. Bluebeam Revu is a PDF markup and measurement tool for working on the sheets themselves. Most mid-size and large GCs run both.

As of November 2026, Bluebeam sells per-user plans from $260 to $590 a year. Procore does not publish prices; it charges an annual fee per product based on annual construction volume, with unlimited users. Third parties report typical Procore contracts of roughly $15,000 to $80,000 a year for small and mid-size GCs.

What is the difference between Procore and Bluebeam?

Procore manages the project record; Bluebeam is where people work on the drawings. Procore answers who owns RFI 042, when submittal 08 71 00-03 is due back, and which revision of A-201 is current. Bluebeam is where an engineer clouds the conflict on A-201, measures the clearance, and overlays revision 3 against revision 2.

How do teams use Procore and Bluebeam together?

The common pattern is Procore as the system of record and Bluebeam as the review tool. Drawings are published in Procore. A reviewer opens a sheet in Revu, clouds a coordination conflict, and the marked-up PDF or snapshot goes into a Procore RFI. Submittal reviewers stamp and mark up shop drawings in Revu, then return them through the Procore submittal.

Procore's own Drawings tool has markup, and some teams stop there. Teams that do heavy review or takeoff keep Bluebeam because of scaled measurement, overlays, and shared tool sets.

Does Procore integrate with Bluebeam?

Yes, through several connections. Here is what each one does, based on Procore and Bluebeam documentation checked on November 1, 2026.

  • Procore Drawings (beta). In Procore's Drawings Unified Viewer beta, users can start a Bluebeam Studio Session from a PDF, mark up in Revu or the browser, then finalize from Procore. All participants' markups import as one read-only markup layer group without creating a new revision. It applies to new projects and requires opting in to two Procore beta programs and a user-owned Bluebeam account.
  • Procore Submittals. From a submittal with a PDF attached, Procore creates a Studio Session and invites the workflow approvers. Finalizing in Procore pulls the marked-up PDFs back into the submittal. Bluebeam lists US server support only.
  • Procore Documents. Markups made on files from Procore Documents save back to Procore Documents.
  • Bluebeam on web. Admins on Core, Complete, or Max can connect a Procore account and import Procore PDFs into Studio Sessions.

Sources: Procore support on Bluebeam Studio Sessions in Drawings, Bluebeam's Procore Submittals listing, Bluebeam's Procore Documents listing, and Bluebeam on web integrations. One caution from Procore's documentation: finalize the session from Procore, not from Revu, or Procore cannot import the markups until the session is restored.

How does Procore pricing compare with Bluebeam pricing?

The models are opposite. Bluebeam publishes a per-user price on its pricing page. Procore's pricing page says it charges an upfront annual fee by product based on annual construction volume, with unlimited users and storage, and gives no numbers.

The Procore ranges below are reported, not official. They come from OneCrew's Procore pricing analysis, which cites Manifold's estimates. Your quote depends on products and volume. Our Procore pricing breakdown goes further.

Do you need both Procore and Bluebeam?

A GC running RFIs, submittals, and change orders across many projects needs a platform like Procore, and its reviewers usually still want Bluebeam. A design firm or subcontractor that mostly marks up and measures can run Bluebeam alone and work inside the GC's Procore project as a free collaborator. Where does Helonic fit between Procore and Bluebeam?

Helonic sits before both. It reads the full 2D PDF set in 15 to 30 minutes and returns located coordination, code, and missing-information findings. Reviewers confirm them in Bluebeam, and accepted findings go to Procore as RFIs through the Procore integration. Helonic does not do markup or project management. The steps are in the Helonic Procore RFI workflow, and the Helonic vs Procore comparison covers the rest.

Procore vs Bluebeam FAQ

Is Bluebeam part of Procore?
No. Bluebeam is owned by the Nemetschek Group and Procore is an independent company. They integrate, but you buy and license them separately.
Can Procore replace Bluebeam?
For light markup, sometimes. Procore's Drawings tool has markup layers and publishing. Teams that need scaled takeoff, revision overlays, shared tool sets, or live Studio Sessions usually keep Bluebeam.
Can Bluebeam replace Procore?
No. Bluebeam has no RFI, submittal, daily log, or financial workflows. It works on the drawings; Procore manages the project record.
How do I open Procore drawings in Bluebeam?
You can download sheets from Procore and open them in Revu, connect Procore in Bluebeam on web and import PDFs into a Studio Session, or, on projects in Procore's Drawings Unified Viewer beta, start a Studio Session from the drawing and finalize it from Procore.
Does Procore publish its prices?
No. Procore quotes an annual fee per product based on annual construction volume, with unlimited users. Third-party analyses report roughly $15,000 to $30,000 a year for GCs with $10M to $50M in volume.

Send Better RFIs Into Procore

Helonic reads the drawing set in 15 to 30 minutes and returns located findings. Accepted findings become RFIs in Procore, and reviewers still mark up in Bluebeam.
